Idaho’s real estate landscape is evolving at an unprecedented pace, with new construction leading the charge according to Matt Bauscher, owner of Bauscher Real Estate and the number one residential real estate broker in Idaho. In a recent interview on the Ever Onward podcast, Bauscher revealed that an astonishing 40% of all home sales in Idaho are now new construction, compared to just 8% in states like Arizona and California. This dramatic shift reflects both Idaho’s capacity for expansion and the current market dynamics where existing homeowners are reluctant to sell properties with favorable interest rates.
The phenomenon Bauscher calls the “D events” – debt, divorce, death, diapers, diploma, and downsizing – are now the primary motivators for homeowners to list their properties. Without these life-changing circumstances, many homeowners are choosing to stay put, especially if they’re locked into advantageous mortgage rates. This has created unprecedented opportunities for developers and builders across the state, particularly in areas like Canyon County where new construction now accounts for more than half of all home sales.
Bauscher highlighted two landmark developments that exemplify the evolution of Idaho’s real estate market. “The Ranch” in North Eagle represents a premium offering with 34 custom home sites spread across 191 acres of pristine land. This gated community, which has been in development since 2021, features eleven ponds, city water, full irrigation, and private roads with curb, gutter, and sidewalks – amenities that have never before been combined with acreage properties in the region. According to Bauscher, this level of infrastructure investment makes The Ranch a unique opportunity that may not be replicated due to the scarcity of large land parcels.
In downtown Boise, The Bannock represents another significant development – the first high-rise condominium building to be constructed in the area in 15 years. Located at 4th and Idaho, this project offers residents the rare opportunity to own property in what Bauscher describes as “the quiet side of downtown Boise.” Its strategic location positions residents within walking distance of both downtown amenities and St. Luke’s Hospital, which is currently undergoing a billion-dollar expansion. Bauscher emphasized that The Bannock provides Idahoans a chance to build equity rather than pay rent to out-of-state investors who own many of the apartment buildings in the area.
The podcast also touched on the evolving leadership at Boise State University, where a presidential search is currently underway. Bauscher, who serves on a subcommittee for the search, described it as “the most important hire in the state of Idaho” given the university’s trajectory and momentum. He praised the involvement of business leaders like Garrett Lofto, CEO of Simplot, who are dedicating significant time to ensure the right candidate is selected to lead the institution forward.
The conversation also highlighted the success of Boise State athletics, particularly the impact of football star Ashton Jeanty’s decision to remain at the university despite opportunities to transfer for potentially larger NIL (Name, Image, Likeness) deals elsewhere.
